Home Loan EMI Guide: How Much Property Can You Actually Afford in Ahmedabad?

Home Loan EMI Guide: How Much Property Can You Actually Afford in Ahmedabad?

By real · 22 Jul 2026

Before you fall in love with a flat, it helps to know exactly how much home you can actually afford — and that comes down to understanding your EMI (Equated Monthly Installment), not just the sticker price of the property.

What Exactly Is an EMI?

An EMI is the fixed monthly amount you pay to your bank until a home loan is fully repaid. Each EMI is a mix of two parts: principal (the actual loan amount you borrowed) and interest (what the bank charges you for lending it). In the early years of a loan, a larger share of each EMI goes toward interest; as the loan matures, more of it goes toward principal.

The Three Numbers That Decide Your EMI

  • Loan amount — how much you borrow after your down payment
  • Interest rate — offered by your bank/NBFC, usually linked to repo rate for floating loans
  • Tenure — the number of years you take to repay (typically 10-30 years)

A longer tenure lowers your monthly EMI but increases the total interest you pay over the life of the loan. A shorter tenure does the opposite — higher EMI, but you close the loan faster and pay less interest overall. There's no universally "right" tenure; it depends on your monthly cash flow and how much interest cost you're comfortable with.

A Simple Rule of Thumb: The 40% Guideline

Most banks and financial planners suggest your total EMI (including any existing loans) shouldn't exceed roughly 40% of your monthly take-home income. For example, if your household take-home income is ₹1,00,000 a month, aim to keep your total EMI obligations around ₹40,000 or below. This leaves room for daily expenses, savings, and unexpected costs — and it's also close to what most lenders will actually approve.

Don't Forget the Extra Costs Beyond EMI

When budgeting for a property, the EMI is just one part of the picture. Also account for:

  • Down payment — typically 10-25% of the property value, paid upfront
  • Stamp duty and registration charges — vary by state and property value
  • GST — applicable on under-construction properties (not on ready-to-move-in flats with completion certificate)
  • Home loan processing fee — usually a small percentage of the loan amount
  • Maintenance and society charges — an ongoing monthly cost after possession

Fixed vs Floating Interest Rate — Which One?

A floating rate moves up or down with the broader interest rate environment (usually linked to the repo rate), so your EMI can change over the loan tenure. A fixed rate stays the same for a set period, giving you certainty but often starting slightly higher than a floating rate. Most home loans in India today are floating-rate by default, with fixed-rate options offered by some lenders for shorter windows.

Use a Calculator Before You Shortlist a Property

The biggest mistake buyers make is shortlisting a property first and figuring out affordability later. Flip that order: decide your comfortable monthly EMI first, then work backward to the loan amount and property budget that fits. Our EMI Calculator lets you plug in a property's price, your down payment, expected interest rate, and tenure to instantly see your monthly outgo — so you can shortlist properties that actually fit your budget, not the other way around. If you're evaluating a property as an investment, our ROI Calculator can help you compare expected rental yield against your EMI outgo too.
